Your guide to understanding development news in Madison

If you want to be a development detective but find yourself turned around by the terminology in various city releases and news reports, never fear.
Here are some definitions of common terms paired with projects and examples you might recognize in the 608.
Mixed-use
Projects that provide more than one purpose in the community, like a building with apartments on top and retail shops on the bottom. Expect to see combinations of housing, retail, parking, commercial, and industrial components.
Example:Chapter at Madison, like many downtown buildings, will host apartment units + businesses.

Infill development
The development of vacant or underutilized lots that are surrounded by areas that are either partially or fully developed.
Example: The Oscar Mayer site plan introduced in 2020 addresses infilling the area between Oscar and Packers Avenues.
Opportunity zones
Areas of the city where building a site earns you incentives, including a break on real estate taxes and money back from costs of relocating, machinery and equipment, and construction permits.
Recognized group of residents, property owners, or others with fixed interests within a defined boundary, organized to discuss issues related to their community.
Example: The Campus Area Neighborhood Association surveyed students about a development proposal for the Common Council’s consideration on the matter.
Principal use
The primary activity or function of a site. A site’s principal use must be aligned with the zoning ordinances of the land it’s on.
Example: Living in a home within a residential zone is an allowable principal use.
Accessory use
An activity or function of a site labeled subordinate or incidental.
Example: You’ll need a permit to put that new shed on your home property, as it is an accessory-use build.

Madison removed Metro Transit buses from the 400 to 600 blocks of State Street, moving closer to implementing a pedestrian and bicycle mall. A council decision in late July could lead to the pilot program starting as soon as August. (Madison.com)

Community
Spectrum granted the Urban League of Greater Madison $35,000 on Monday to support its efforts in promoting digital education, marking its third grant in five years. The money will go toward offering training + internet access to locals in need. (NBC 15)
State
Gov. Tony Evers signed legislation updating Wisconsin’s shared revenue approach into law, providing increased financial support to municipalities. The bill garnered bipartisan support and aims to save the city of Milwaukee and Milwaukee County from bankruptcy. (Cap Times)
Ranking
Madison ranks in the top 10 on a list of the best cities to live without a car in the US. Perhaps we’ll score even higher next year with our new-and-improved bus transit routes.

The Summer Solstice marks the official beginning of summer in the Northern Hemisphere.
Today at 9:48 a.m., Earth will arrive at the point in its orbit where the North Pole is at its maximum tilt toward the sun, resulting in the longest day (and shortest night) of the year.
Here are a few ways you can soak up every ounce of sunshine today:
Governor’s Island | Take a sunset stroll around this quarter-mile loop. Think: Picnic Point, but less crowded.
Robinia Courtyard | Enjoy the ample daylight hours in this 3,500-sqft outdoor oasis tucked away on East Wash.
The Edgewater | Enjoy the sunset from the lakeside patio, or head inside for a bite to eat.
Make Music Day | Spend the longest day of the year enjoying free live music at over 100 locations. Fun Fact: This Summer Solstice music celebration takes place in over 1,000 cities worldwide.
Unpopular opinion — I prefer the shorter, darker days in winter over the longer, brighter summer days. I’m quite the night owl and I love being wrapped up in as many blankets and sweatshirts as possible. Not to say 608 summers don’t have obvious perks. At the end of the day, I don’t think I could ever live somewhere without a regular rotation of seasons, it’d start feeling like “Groundhog’s Day” pretty quickly.
