A new study from Rent Cafe ranked three Madison zip codes — 53718, 53717, and 53719 — within the national top 15 for luxury apartments at lower rent prices. The apartment-search website analyzed data across 10,000 zip codes to create a top 100 list.

This zip code was ranked No. 5, offering high-end units at an average price of $1,608 — $468 less than the city’s renting median. It encompasses local employers such as UW Health East Madison Hospital + has outdoor offerings like Door Creek Park.

Listings in this area are limited, per Zillow, but options like Greenbriar Village and Harbour Town are both less than the median cost.

Coming in at No. 15 is this code where average high-end rent prices are $1,706 — $369 less than the city’s renting median. This is where residents can find Elver Park and a large disc golf course that was renovated in 2024.
This area has the highest volume of properties compared to the other two zips with Zillow reporting 200+ rentals available. Some like Vivo Living Madison offer studio apartments while others like Province Hill have one-bedroom units.
